Sarjapur Road ka appreciation rate dekh kar lagta hai market peak nahi kiya hai abhi. Meri understanding ke according, Namma Metro Phase 3 aur Peripheral Ring Road ka real impact 2026-27 tak aur dikhega. Kya aapko bhi lagta hai abhi bhi entry point sahi hai, ya prices already too high hain for good ROI? I'm thinking of another 2BHK there.

Track record bohot important hai. Kabhi bhi pre-launch offers ya naye builders ke chakkar mein mat padna. Always check RERA status and past projects. Bahut builders ne Sarjapur mein logon ko fasaya hai.
For a decent 2BHK in Sarjapur, expect 80-90L minimum now, especially if it's a good society. Builders like Prestige, Sobha, Godrej are even higher, but their quality and delivery are usually good. Agar 80L+ justify karta hai ya nahi, that depends on your long-term view. If you're looking for quick returns, maybe not. But for 5-7 years, it's still a strong micro-market.
I booked a 2BHK in Sarjapur Road near Carmelaram 2 years ago for 65L. Aaj uski value 90L+ hai. My understanding is also that the real boom will kick in post-2026 with full Metro and PRR connectivity. The current prices might seem high, but for long-term hold (7-10 years), I feel it's still a good bet. The quality of life, schools, hospitals, and IT hubs nearby make it a prime location despite the traffic. Just need to pick the right builder.
Mujhe nahi lagta Sarjapur Road mein abhi entry point sahi hai. Already bahut overpriced ho chuka hai. Jo appreciation hona tha, woh mostly ho chuka hai. Metro aur PRR ka buzz bhi kaafi हद तक prices mein reflect ho chuka hai. Better to look at emerging corridors like Attibele side if you want real ROI.
Toh phir where is a good entry point for a first-time buyer like me? Meri bhi budget 70-80L tak hai. What about Baiyappanahalli corridor, will that pick up after Metro Phase 3 completes?
Dekho, main 3 saal pehle Attibele mein liya tha, socha tha sasta hai, accha return dega. But Sarjapur ka appreciation usse kahin zyada raha hai. Infrastructure development hi game changer hai. Mera ek dost Agrahara Layout mein dekh raha hai, wahan prices thode theek hain but connectivity abhi bhi ek issue hai. Sarjapur mein toh sab kuch pass mein hai.
