I'm looking at a 2BHK in Nagarbhavi, maybe Keya Homes, around ₹85L. Honestly, is it even possible to negotiate much on these prices? Builders seem pretty firm. What's a realistic percentage off one can expect, if any? Also, beyond the base price, what are the actual all-in costs? I'm worried about stamp duty, registration, and all those extra charges. My parents keep saying they add up fast. How much should I budget for those extras on top of the property value itself? Not sure if I'm missing something big.

Negotiation? Bhai, in this market? Builders are kings. 85L for Nagarbhavi 2BHK sounds about right, maybe even a bit low for Keya Homes if it's a good project. But don't expect more than 1-2% off, if any. They'll give you free modular kitchen or AC instead of a price cut.
