Bangalore property negotiation: What's the real limit?

Last 6 months, I've been eyeing TRU Dwellings ke projects near Jyotipuram for investment. Builder se negotiation Bangalore mein kitna realistic hai yaar? My last deal mein 4% off mila tha, but OC ke time kuch hidden charges aa gaye. Is it possible to push for 7-8% on base price itself, ya builders don't budge much? Also, secondary market deals pe negotiation margin new properties se better hota hai kya? What's your experience?
