Since January I've been shortlisting flats in Bangalore, mostly around Basavanagudi. I'm looking at a 2BHK and Keya Homes ke projects bhi dekhe hain. My budget is around ₹1.2 Cr, but I'm super confused about the *actual* all-in cost. Builder quote toh sirf base price hoti hai, right? Kitna extra lag jaata hai stamp duty, registration, PLC, parking, interiors sab mila ke? Log bolte hain hidden charges bhi aate hain possession ke time, kya yeh sach hai? Aur super area vs carpet area ka kya scene hai? Builders inflate karte hain kya numbers? My first property hai, thoda darr lag raha hai ki kahin overpay na kar doon. Any advice on what to look out for beyond the quoted price?

Bhai, Keya Homes ka toh experience sunke hi darr lagta hai. My friend booked with them near Akshayanagar, and unko possession ke time itne saare hidden charges bataaye ki budget pura hil gaya. Super area inflate karna toh inka common practice hai. Jab compare karte ho carpet area se, you realise you're paying for air! Always insist on RERA carpet area, otherwise you'll regret it. Aur yeh PLC, parking, club house charges, electrical meter, water connection, GST... sab add hote hote 15-20% extra jaata hai minimum. Be very careful with the fine print!

Builder ke log toh bas base price dikhaate hain. Meri bhi same confusion hai all-in cost ko lekar, lagta hai 1.2 Cr budget mein kuch milega hi nahi after all these extras.
