Kids' school admission is next year, need a bigger 3BHK soon. Thanisandra/HRBR fringe, Sri Sai Krupa projects dekh raha hoon. All-in costs aur hidden charges bahut confuse kar rahe. Kitna extra lagta hai? Any experiences?

I'm looking for a 3BHK too, and the confusion is real. Apart from stamp duty and registration, what about interiors? Do builders offer any package deals, or is it always better to get it done separately after possession? And what's the typical GST percentage on under-construction flats these days?
Interiors toh separate hi karwao. Builders ke packages generally overpriced hote hain aur quality bhi average. GST under-construction pe 5% hota hai without ITC, agar affordable category mein nahi hai toh.
Be very careful with Thanisandra, especially the fringe areas like towards Aavalahalli. Some builders there have a very poor track record for possession delays and quality issues. I know someone who booked with a smaller developer, and not only were the costs higher than promised, but the possession got delayed by almost 2 years! Always check their RERA history and reviews thoroughly.
Exactly. My mistake was trusting verbal assurances. Always get *everything* in writing, especially the payment schedule and what's included in the 'all-inclusive' price. Even the smallest detail can become a big headache later. Don't be afraid to walk away if they're not transparent.
U3, you're spot on! Aavalahalli side toh thoda risky hai. Market conditions bhi abhi aisi hain ki small builders ko funds arrange karne mein problem ho rahi hai, so delays are common. Better to stick to established names, even if they're slightly more expensive.
Hidden charges are a real menace! I'm looking near HRBR and developers are so vague about it. Legal fees, connection charges, even something called 'corpus fund' – these things add up massively. Is there any RERA guideline for what can be charged extra, or is it a free-for-all?
RERA ke hisaab se carpet area pe price deni chahiye, aur all charges transparent hone chahiye. But reality mein, developers ka system alag hi chalta hai. Corpus fund toh common hai, but usko bhi negotiate kar sakte ho sometimes.
Good question! RERA does have some guidelines for what needs to be disclosed, but often builders find loopholes. They club things under 'miscellaneous' or 'development charges' which are hard to dispute. Always ask for a detailed breakup in writing.

Absolutely! Mera experience bhi same hai. Sri Sai Krupa projects mein maine bhi dekha tha, they quote a base price and then add floor rise, car parking, club house, electrification charges. Uske baad GST, stamp duty, registration fees. End mein itna badh jaata hai ki budget hil jaata hai. Maintenance deposit bhi extra hota hai, jo pehle nahi batate.
Bhai, 15-20% extra toh pakka maan ke chalo minimum. Isse kam mein toh mushkil hai. Mera friend Akshayanagar mein liya tha, usko bhi 18% upar laga tha.
