So, even if Banjara Hills is a prime location, the overall market sentiment is a bit cautious. Builders are offering some discounts on ready-to-move, but not in such high-demand prime areas.
I almost booked a plot in Jubilee Hills extension a few years back, similar premium vibe. The developer made grand promises, but when I dug deeper, RERA compliance was sketchy for their earlier projects. Always, always check the RERA ID and builder's track record thoroughly. Don't get swayed by just the 'premium location' tag; a bad builder can ruin your investment. My friend lost his booking amount on a non-RERA project in Ameerpet because of delays.
Mujhe bhi yahi lagta hai. My cousin bought a 2BHK there five years ago for 80L, now it's easily 2 Cr+. The appreciation is real, no doubt. But for new projects, you're looking at insane per sqft rates and even then, inventory is super low. If you can stretch your budget immensely for the prestige, go for it. Otherwise, maybe look slightly further out for actual ROI potential.
Totally agree with U5. Alwal mein development aur connectivity bahut improve ho rahi hai. Future growth potential udhar zyada lag raha hai.
For rental yields in Banjara Hills, honestly, the percentage is not that great anymore compared to the property value. Demand hai, but the entry barrier is too high for a good ROI percentage. You'd get much better rental income vs property cost in developing areas like Alwal or even some parts of Begumpet if pure rental income is your goal.
2 Cr+ for a 2BHK? That's insane! What about rental yields there? Is it still good for investors, or just for end-users with really deep pockets who value the address?
Exactly! Rents are insane, I feel you. Banjara Hills used to be the dream, but prices are sky-high now. Maybe look at areas like Attapur for better value? Even there, prices are climbing fast but still relatively affordable.
Banjara Hills? Bhai, woh toh gold mine ban chuka hai. Hum jaise middle-class ke liye nahi hai ab. Prices sunke hi darr lagta hai.
