Banjara Hills: Still a smart investment or just hype?

₹3.5 Cr for a 3BHK in Banjara Hills – that's what a builder quoted me last week. I'm currently in a 2BHK in Gachibowli, thinking of upgrading to a bigger 3BHK or maybe a villa. Banjara Hills ka naam toh bahut hai, but is the price jump really worth it now? Honestly, I'm not sure if that area has already peaked. My broker kehta hai abhi bhi scope hai for appreciation, but I'm skeptical. Already have a home loan, so ROI is a big factor for me. Has anyone here bought recently? Kya lagta hai, which specific sectors ya projects within Banjara Hills still offer good investment value? Ya it's just for status ab?
