Bannerghatta Road keeps coming up every time I shortlist something. For a 3BHK in the ₹80L-1.5Cr range, honestly, I think many new projects there are totally overrated. You're just paying for the 'brand' or proximity, not actual value or decent amenities. Other areas offer more for less, no? Change my mind, yaars.

It's a tough market right now, especially in Bangalore. Interest rates are up, and demand is still high, so builders have less incentive to drop prices on prime locations like BG Road. My advice would be to look at projects that are slightly off the main road, maybe 2-3 kms inside, or explore properties that are 2-3 years old in established societies. You might get a better deal and more space for your money, rather than chasing new launches with inflated prices and potential delays. Do your due diligence on the builder's past projects.
See, I get the frustration about pricing, but Bannerghatta Road still offers superior connectivity to the city center and many major IT parks. For families, the schools and hospitals are also a big plus. You might pay a premium, but that's for convenience and established infrastructure. It's not just 'brand', it's practical advantages. It depends on what you prioritize.
But connectivity ka kya fayda if you spend hours in traffic daily? Adigara Kallahalli side dekh lo ek baar, wahan value better hai, especially if you consider future growth. BG Road traffic is only going to get worse.
U9, connectivity makes sense but the budget is also a real constraint for first-time buyers. Hard to justify the premium if it stretches us too thin.
My personal story is a cautionary tale. I booked a 3BHK in a project off BG Road about two years ago, thinking the appreciation would be great. Now, the project is delayed, and the promised amenities are either cut down or poorly executed. The builder just doesn't care anymore. For the 1.2 Cr I'm paying, I could have gotten a much bigger, better-finished apartment elsewhere. Feeling totally stuck and regretting the decision.
Builder ne phir se date extend kar diya lol. Sounds like a classic Bangalore story. So frustrating!
U6, it sounds like a lot of projects in that stretch near Aavalahalli are facing similar issues. My friend booked in 'Green Haven Towers' (RERA: PRM/KA/RERA/1251/310/PR/180519/001799) and the possession date has been pushed three times already. They're charging for maintenance for incomplete amenities. It's a mess. Always check RERA complaints before booking!
Oh man, that's tough to hear. Which project was this? Builder ka track record bahut important hai. Possession mila kya, ya abhi bhi wait kar rahe ho?
Totally agree with the post! Bannerghatta Road projects have become so inflated. I was looking at a couple of 3BHKs near Akshayanagar and the price per sqft was just ridiculous, especially for what they were offering in terms of amenities. It felt like I was paying extra just to say 'I live on BG Road'. Builders are just cashing in on the location hype without actually delivering value. It's frustrating for first-time buyers like us.
U3, connectivity wise it's good but traffic is a nightmare. Instead of BG Road, check out areas around Sarjapur Road or even some pockets of Kanakapura Road. You might find better value for money, especially if you're okay with a slightly longer commute. For 80-90L, you can get a decent 3BHK with good amenities there.
But isn't BG Road still better connected for IT hubs? Other areas offer more for less, no? Like where specifically?
Haan bhai, same experience! Akshayanagar toh kuch projects mein 80L ke upar jaa raha hai 2BHK ke liye bhi, 3BHK ki toh baat hi chhod do. Aur amenities ke naam pe bas ek small clubhouse aur swimming pool de dete hain. Parking bhi extra charge karte hain. It's insane.
