Bannerghatta Road buyers — has this corridor already hit its peak?
₹1.5 crore for a 3BHK on Bannerghatta Road makes zero sense today. Everyone glorifies this stretch for capital appreciation, but honestly it has already peaked. I'm currently in a 2BHK here and thinking of upgrading, but is the price jump worth it? Already have a home loan, aur itna extra premium dekar further upside nahi dikh raha... Disagree? Tell me why.

Hard to say if it has truly peaked or just taking a pause. Some people say wait for the next quarter, others say prices won't drop in South Bangalore. What did you finally decide to do, staying in the 2BHK or visiting more sites this weekend?
I checked around Aishwarya Crystal Layout last month. Existing owners are quoting crazy resale premiums just because it is close to Hulimavu. But when you ask about Cauvery water connection, sab chup ho jaate hain. Borewell tankers pe kab tak depend karenge? It does not feel like a mature peak market, feels more like artificial inflation.
Is 1.5 Cr quote inclusive of car parking, clubhouse charges, and registration, or will those push the final cost to 1.7 Cr?
Usually all these are extra, registration and stamp duty alone in Karnataka adds another 6-7% directly to your cost.
Honestly I am losing sleep over this exact question. We have a combined monthly income of around 2.2L, and an EMI for a 1.5 Cr flat will easily eat up more than 50% of our take-home pay. My parents keep saying real estate always goes up, but Bangalore interest rates are still high around 8.5% to 9%. What happens if one of us loses our IT job in these crazy layoff times? It feels like walking on a tightrope just for an extra bedroom.
Zero past projects means massive red flag for first-time buyers! Better to pay extra or buy slightly smaller than get stuck with locked capital, possession delays me saara math bigad jata hai.
Meri family me bhi yahi discussion chal rahi hai. A broker told me about a new launch by V5 Properties, but when I checked RERA records, they have literally 0 completed projects so far. Risk lena chahiye kya aise naye builders pe just to save 15-20 lakhs?

Maine Akshayanagar me ek project dekha tha last weekend. Main road se thoda andar hai toh shanti hai, but the approach road gets completely choked during peak office hours. Plus prices there are also touching 1.2 Cr to 1.3 Cr for decent sizes, toh budget relief bhi bohot minimal hai.
Bhai traffic is crazy, but metro line is coming up near Gottigere stretch. Tabhi builders rate hike kar rahe hain. Did you check any interior pockets like Akshayanagar or sticking strictly to main road?
