Baraula (Village) keeps coming up, but I'm seriously worried about land titles. Heard some older plots have disputes or illegal construction issues, making resale tough. I'm currently in a 2BHK in Sector 78, thinking of upgrading to a 3BHK or villa. With Jewar Airport coming, Baraula seems interesting, but is the potential gain worth the legal headache? Already have a home loan, can't afford future problems. Anyone faced issues selling property there? What's the real ground reality?

I heard some plots in Ajayabpur, which is also close to the expressway, had similar issues with land acquisition and farmer disputes. Is Baraula any different? U10 is right. The problem isn't just with Baraula or Ajayabpur, it's systemic for many such villages bordering developed areas. There are two types of land - abadi (residential within village boundaries) and agricultural. Abadi land often has informal transfers. Agricultural land, once acquired by authorities, is clearer. But many 'plots' being sold are agricultural land that hasn't been properly converted or acquired. This is where the disputes come from. For a first-time buyer with an existing home loan, it's a huge risk. Stick to properties where the builder has clear RERA approvals and the land is already under their name with all permissions.
U5, Ajayabpur and Baraula are quite similar in terms of land history. Both are old villages in the Jewar development zone. The issues stem from the original land owners and how they sold their parcels before proper government acquisition or planning. It's a buyer beware market for sure.
