Hey guys, I just moved to Baraula village last month. Socha tha Noida mein peaceful life milegi. But bhai, waterlogging is a real issue! Monsoon mein toh darr lagta hai. Has anyone else experienced this? Also, what about resale? I mean, agar kabhi bechna pada toh easily bikega kya? Investment potential kya hai yahan? Property prices sahi lag rahe hain ya overrated? Mujhe advice chahiye. Kya aap logon ko pata hai ki resale market mein kya scene hai? Also, how's the safety situation at night? Thoda darawna lagta hai kabhi kabhi. What do you think?

Baraula village mein investment karne se pehle, thoroughly research the area and the builder. Don't rely solely on what the agent tells you.
Overall, Baraula is a decent place to live if you can tolerate the occasional waterlogging and power cuts. But don't expect high returns on your investment.
So, OP, what are you planning to do now? Are you thinking of selling or staying put and trying to improve things?
Honestly, if you're concerned about resale, you should have considered sectors closer to Delhi. Baraula is still a bit far out.
Sector 79 ke paas hoon. Rate mujhe around 5500 per sqft pada tha. Is that okay?
5500 in Sector 79? That's not bad, considering the location. But check the amenities. Are they fully functional?
Yeah, 5500 is decent. But Sector 79 is still developing. Resale might take some time.
Safety is a big issue in many parts of Noida. Install CCTV cameras and hire a security guard if possible.
Kya aap logon ko pata hai ki resale market mein kya scene hai? Depends on the property type. Apartment, villa, builder floor?
Which project are you in? Builder ka naam batao. That will help us give you better advice.
Haan, builder ka naam batao. Meri ek friend ka bhi same problem tha ek particular builder ke saath. Then we can tell you if it's a common issue.
Don't panic! Every area has its pros and cons. Focus on improving your living conditions. Maybe invest in a good water pump?
RERA number check karo before you do anything. And file a complaint if the builder isn't fulfilling his promises.
Suna hai ki Noida authority is working on improving the drainage system. But kab tak hoga, woh toh bhagwan hi jaane.
I bought in Sector 76 three years ago. Price was good then, but resale value hasn't appreciated as much as I'd hoped. Metro connectivity is a plus point though.
Bhai, resale ka tension mat lo. Location is key. If it's close to a main road or market, it will sell eventually. Just be patient.
Waterlogging is a major concern. Check the drainage system in your area. Talk to your neighbors, they'll have more insights.
True. Local knowledge is invaluable. Ask around, find out who to contact for waterlogging issues.
Baraula village is different from Baraula sector, right? Village mein toh phir infrastructure ka issue rahega. Resale mein dikkat aa sakti hai.
Correct. Baraula village mein mostly independent houses and builder floors hain. Sector mein apartments milenge.
Investment potential? Frankly, not great. Better options are available in sectors closer to the metro line.
Safety at night? I wouldn't recommend walking alone late at night, especially in the less developed areas. Get a good security system for your house.
Property prices sahi lag rahe hain ya overrated? Depends on what you paid! Compare with nearby sectors like Sector 78 or 79. What's the sqft rate you got?
Exactly! And check the builder's reputation. RERA registration is a must, but even then, some builders are notorious for delays.
Good point. Rate comparison is key. Sector 78 mein around 6500-7000 per sqft chal raha hai.
Baraula? Bhai, waterlogging toh Noida ka national sport hai! Which sector are you near? That makes a big difference. Resale ka scene is okayish, depends on the builder and the overall maintenance.
Haan exactly, Noida mein yahi problem hai. Sector 7x mein bhi same haal hai monsoon mein.
Peaceful life in Noida? LOL. Welcome to the jungle! Seriously though, resale depends on the price you quote. Overpriced rahega toh mushkil hai.
