Ultimately, it boils down to what you're actually getting for that price. What's the carpet area, and what's the effective price per sqft? If the finishes, location, and overall quality are absolutely top-notch, maybe there's a niche market. But realistically, Mohali mein rental yield itna high nahi hoga ki investment justify ho at this price point. Compare it with other completed luxury projects in Chandigarh or even the newer sectors of Mohali before making any decision. Don't get swayed just by the 'Ultra Luxury' tag.
Mohali mein 3.3 Cr is too much. I was looking for a flat near Airport Road (Gurgaon side) last year and even there, for a proper luxury apartment, prices were high but not this absurd. For ₹3.3 Cr, what amenities are they even offering? Koi proper club house, swimming pool, ya just a fancy name? And what about the actual super built-up area? Sqft kitna hai?
Totally agree with U4. Gurgaon market mein bhi ab options mil jaate hain is budget mein, especially if you look at areas like Badshahpur. Mohali mein itna daalna, that too for just 4 units, sounds like a gamble. Current market conditions in NCR are already tricky; you need solid justification for such a premium.
U6, RERA 'Not Applicable' often means it's an independent floor or a plot, ya phir itna chhota project hai ki RERA ke threshold mein nahi aata. For 4 units, it's likely the latter. But still, due diligence is a must. Don't rely solely on the RERA status.
But completed project hai na? Toh at least possession ka wait nahi karna padega. That peace of mind is worth something, especially for first-time buyers like us.
