Are Basavanagudi's schools really as good as people say for admissions? Hum log 3BHK dekh rahe hain for our growing family. My wife's priority is kids ki safety and a good neighbourhood. Basavanagudi ka vibe kaisa hai for families? Evening mein safe rehta hai kya? Heard it's old-school. Need real resident experience.

Basavanagudi ka naam sunte hi budget ki ghanti baj jaati hai. My agent just laughed when I said 3BHK under 1.5 Cr there lol.
We moved to Basavanagudi 5 years ago, and it was the best decision for our kids. My daughter got into NPS, and the community support is amazing. For a 3BHK, expect something like ₹15,000-₹20,000 per sqft for a decent, well-maintained apartment, maybe more for new builds if you can find one. Has anyone seen any new projects coming up there recently? Most listings I see are older apartments.
Exactly! Most new RERA-registered projects are outside the core Basavanagudi area. It's mostly older stock.
New projects in Basavanagudi are super rare. Land is scarce and expensive. Builders mostly go for redevelopment or smaller boutique apartments. You'll find more new options in places like Banashankari or even towards JP Nagar.
Old-school sounds nice, but does that mean limited modern amenities? How's the connectivity to IT hubs from Basavanagudi? My office is near Marathahalli, so commuting is a big concern for me. Is it really practical for a working couple?
If IT hub connectivity is your main concern, maybe look at areas closer to the ORR or even Arekere. Basavanagudi is more for those who prioritize heritage and established living over quick commutes to tech parks.

Connectivity to IT hubs can be a pain from Basavanagudi, I won't lie. Marathahalli is a long haul. You'd be looking at 1.5-2 hours one way during peak traffic. However, for central Bangalore or even Bannerghatta Road fringes, it's decent. The Namma Metro Green Line helps a bit, but it's not a magic bullet. Market conditions for older properties are still strong there, but new constructions are rare and pricey.
Basavanagudi is definitely a classic choice for families! Schools like National Public School and Carmel are top-notch, and yes, admissions are competitive but worth it. The vibe is super peaceful, especially around Gandhi Bazaar. Evening walks are absolutely safe, you'll see so many families out. It's old-school in the best way – strong community feel, less traffic chaos than newer areas. We considered it too, but budget was a constraint for a 3BHK there.
Safety and schools are great, no doubt. But for a 3BHK, be prepared for a higher budget compared to areas like Banashankari. Property rates have really shot up there in the last few years.
Totally agree! Basavanagudi is super safe, especially for kids. My aunt lives there, never had an issue.
