Basaveshwara Circle / Chickpet fringe – I'm seriously considering a 2BHK here, fed up of renting. Metro connectivity toh sahi lagti hai, but last-mile connectivity ka kya scene hai? Property prices ₹90L ke aas paas hain for a 2BHK, is it justified? Aur water supply ka kya haal hai, tanker pe depend hona padega kya?

Looking at current market trends in Bengaluru, 90L for a 2BHK in Basaveshwara Circle is on the higher side unless it's a premium builder with top-notch amenities and RERA approved. For that price, you could explore areas along the Baiyappanahalli Metro corridor, which offer good connectivity and slightly better living conditions, albeit a bit further from the absolute city center. Always check the RERA ID and look up the builder's past projects before committing. Don't just go by carpet area, check the UDS (Undivided Share of Land) too, it's crucial.
I checked out a couple of properties near Chickpet fringe last year, almost finalised one. Metro was great, but the water situation was a huge red flag. Most buildings were heavily dependent on tankers, especially during summer. The builder assured us borewell water, but neighbours openly said it's not enough. Ended up dropping it, didn't want to deal with daily water worries. Think about it, tanker costs add up significantly over time.
Oh no, water is a critical point. So you're saying even with borewells, it wasn't sufficient? Did they have any BWSSB connection or was it entirely private supply dependent?
Metro connectivity is definitely a plus point there, can't deny that. But the last-mile part is tricky. Auto waale wahan se aage jaane ko ready hi nahi hote sometimes, ya phir double charge karte hain. What's the real ground reality for daily commute from your building to the Metro station?
Basaveshwara Circle, 90L for a 2BHK? Seriously? Bhai, prices have gone mad. Metro connectivity is good, agreed, but that area has always been super congested. For 90L, you can get something much better in a developing area with potential.
Exactly my thoughts! 90L for Basaveshwara Circle seems steep. I was looking at Banashankari a few months back, and for that budget, options were much better, with proper infrastructure already in place. Plus, the vibe is different, more residential.
