Base price quotes in Hyderabad are completely misleading
Did a site visit to Kokapet last Saturday. Landlord raised rent again, so I finally ran the EMI vs rent math on a ₹1.8Cr flat. But all-in cost with PLC and parking jumped past ₹2.1Cr... Can anyone actually negotiate these add-on charges down in Hyderabad?

Honestly this is the exact dilemma every first time buyer is facing in Hyderabad right now. On one side rents are jumping 15% every year, on other side these add-on charges push your budget way beyond what normal middle class salary can safely support. Did you end up putting down any token advance or are you reconsidering the project entirely?
I am also waiting to hear if OP walked away or negotiated further. My family is pushing me to book before year end, but looking at these cost sheets my BP goes up every weekend.
Bhai base price marketing is just a trap to get us into the sales lounge. 2.1Cr for a flat means paying 1.7L EMI every single month for 20 years. Darr lagta hai sunke hi.

Sahi keh rahe ho, but risk lena padta hai. If you say no, Kokapet sales team will just say ten other NRI buyers are waiting in queue. Mera friend went to Attapur instead because he was too terrified of these unexpected 25-30L add-on shocks. What if interest rates hike again after booking?
To answer your question directly, no Tier-1 builder will waive car parking on paper, but you can definitely push them to absorb the floor rise charges or knock off 200-300 per sqft from base rate. My colleague sat with their sales GM for three hours and got 4 lakhs knocked off the final total. You have to show you have the cheque book ready, tabhi serious lenge.
Same shock happened to me last month in financial district. Base quote was 1.5Cr and total cost sheet came out to 1.85Cr. Floor rise charges alone were ₹50 per sqft per floor, which is daylight robbery if you choose anything above 10th floor. I am already so stretched on down payment, thinking if Begumpet or older central areas make more sense for first time buyers. West Hyderabad market is crazy right now with IT slowdown fears.

Aapne car parking ka double slot manga tha kya? Because usually builders quote 3 to 5 lakhs for single covered parking alone, and Kokapet projects are pushing it to 6 lakhs now. Totally out of my comfort zone.
Paper sheet hi dete hain mostly, but GST, amenities, club house, car parking, aur floor rise mila ke bill phat jata hai. In Ameerpet side at least some resale flats don't have this hidden drama. Par West Hyderabad builders don't budge easily on basic add-ons yaar.
