Base property pricing in Bengaluru is complete fiction
Token advance deadline is this weekend and I'm freaking out over the math. Started hunting for an investment property near the Kanakapura Road fringe, thinking ₹80L was plenty for a decent 2BHK. Looked at a project by SSVR Builders where the base price was quoted around ₹76L. Actually wait, after they tacked on floor rise, PLC, covered parking, and statutory dues, the all-in quotation shot straight past ₹92L. That's nearly 20% above the brochure sticker! Do direct builder sales teams ever budge on these arbitrary extras, or is negotiating floor rise just wishful thinking in Bengaluru? Honestly, ab samajh nahi aa raha how buyers realistically push back here.

I don't know yaar, everyone keeps telling me prices will jump another 10% next quarter because of metro progress and high land costs. If we keep waiting for prices to correct, we might get priced out of the city permanently. Did you end up transferring the token amount or are you walking away from the deal?
Bhai 92L for an fringe investment makes zero sense, rental yield will hardly be 3%! You will be servicing a massive EMI while the flat sits empty or gets 22k rent. If your hard ceiling was 80L, just say a firm no and let your token deadline pass.

Parking they rarely cut on paper because society guidelines create issues later, but they can easily absorb it as a discount on the base rate if they sense you will walk away. When I pushed back on statutory charges last week, they knocked off 150 rupees per sqft from the basic rate just to match my budget limit.
Honestly this 20% jump is standard builder tactic across Bangalore right now. Base price is just clickbait to get footfalls on weekends, then GST, BESCOM, BWSSB, clubhouse, and parking add 12 to 15 lakhs straight. I almost cried looking at the breakdown for a place near Aishwarya Crystal Layout because my pre-approved home loan was only for 80L.
Same shock happened to me last month near Akshayanagar! Broke my head calculating why a 70L flat became 85L on the final cost sheet. Are they quoting floor rise from the first floor itself or above the 4th?
Haan bilkul, and if you ask them to waive it, the sales guy literally smiles and says someone else is waiting with a cheque. My budget was strictly 75L, now I am completely scared to even visit sales offices.
They usually start charging from 4th floor onwards, around 25 to 50 rupees per sqft extra for every floor. In my case they even added premium charges for facing an internal garden that doesn't even exist yet, complete madness.
