Been renting forever, finally buying in Gurugram

Been looking for a Gurugram flat since last year, it's exhausting. I work in real estate, but buying for myself is different. GLS Avenue 51 is ready, but the actual price per sqft after all charges feels high for the carpet area. Then there's Ashiana Anmol, under construction. Their brochure looks good, but what's their builder trust factor like for delivery and finishing? Is the premium worth it? What did you guys *actually* pay per sqft in these projects, off the record?
