Begumpet's 'premium' pricing is just nostalgia, not growth.

Two years ago I'd have laughed at these prices. I work in real estate but Begumpet ke current prices... honestly, I don't get the hype for a 3BHK at ₹1.5 Cr+. Everyone talks 'central location' but what's the real ROI in 3-5 years? Lagta hai it's more about nostalgia than actual appreciation. Traffic toh wahi ka wahi hai. Is it a smart investment or just an 'established area' tax? Change my mind.
