Honestly, Bellandur main proper 3BHK under 1.5 Cr is a stretch for new projects. You might find some 2.5 BHKs or really compact 3BHKs far from the main road. Resale is your best bet, but be prepared for older buildings and maybe some compromise on amenities. Do your due diligence on the builder and legal aspects.
Don't lose hope entirely. I saw one 'almost' 3BHK in Akshayanagar, a bit compact, listed at 1.6 Cr a few months back. Technically close to Bellandur. Maybe check resale? What's your budget flexibility?
Bhai, resale mein bhi negotiation mushkil hai. Current market conditions in Bengaluru are crazy, sellers know their property is in demand. Even older 3BHKs are touching 1.7-1.8 Cr now, especially if they're in a good society near Bellandur.
Resale is so tricky. I've heard stories of hidden defects, title issues, and sometimes the previous owner's renovation quality is questionable. New projects at least have RERA, right? But Bellandur mein to kuch mil hi nahi raha naya under 1.5 Cr.
1.6 Cr is slightly over my budget, but if it's really good and well-maintained, I can stretch a bit. Akshayanagar is okay for me. Which project was it? Any details?
Totally agree with the original post! I've been looking for months now, and every decent 3BHK in Bellandur is 1.8 Cr+. Builder True Blue Realty ke toh projects bhi nahi mil rahe Bellandur mein, toh unka toh sawal hi nahi. It's so frustrating.
EMI vs rent depends on your long-term plan. If you're staying for 5+ years, EMI is better, rent is dead money. But the downpayment is the killer, especially for a 3BHK. I saw a decent 2BHK in Aavalahalli for 1.2 Cr, but 3BHK in Bellandur is a different ball game.
Exactly! Aur builders bolte hain 'pre-launch offer', but then prices shoot up once construction starts. What's the point? EMI vs rent ka decision toh aur mushkil ho jaata hai jab prices itne inflated hon.
Haan, True Blue Realty ka toh koi track record hi nahi hai, unke to projects hi zero dikha rahe hain. Bellandur mein 1.5 Cr mein 3BHK, woh bhi naya, sapna hi lagta hai. Unless you go really old or super small.
