Bellandur: Water, traffic, and prices?

Visited a couple of projects near Bellandur ORR last weekend, like Prestige and Sobha ones. Yaar, fed up of renting now, landlord ne rent badha diya phir se. Finally taking the plunge, EMI vs rent math ab sahi lag raha hai. But Bellandur mein 2BHK ke prices ₹1.2 Cr tak ja rahe hain, are they really justified? Is there any negotiation room, ya builders stick to their rates? Also, water situation ka kya scene hai? Borewell pe kitna dependency hai, ya tanker mangwana padta hai often? And traffic? ORR pe daily commute for someone working in E-City or Sarjapur side, kitna headache hai? Google Maps toh kuch aur dikhata hai... Real experiences share karo please. Should I wait more ya Bellandur abhi bhi acha investment hai for a first-time buyer?
