Bengaluru 3BHK: Best area for family and future value?

Honestly, I'm finding this Bengaluru property search way tougher than I thought. My wife and I need a 3BHK for the kids, ideally near a good school. We're looking at Sarjapur Road or Yelahanka. With Namma Metro Phase 2/3 work progressing, will these areas see significant appreciation soon? Or is it already priced in? Also, builder ka track record kitna important hai for future resale value? Thinking of Prestige or Godrej. What's your take on current prices, should we wait?
