Bengaluru 3BHK hunt: Is RTM worth the premium?
Since August I've been seriously looking for a 3BHK flat in Bengaluru. My family is growing, and with kids' school admissions next year, a bigger, safer home is priority. We've seen so many under-construction projects, especially around Whitefield and Sarjapur Road, by Prestige and Sobha. Honestly, builders ki promises sunke darr lagta hai. RERA hai but delays toh common hain. Not sure if it's worth the stress. Should I just pay more for a ready-to-move flat, maybe a 1.8 Cr one? Or take the risk with an under-construction project for like 1.5 Cr? My wife says location near a good school and safety for the children is non-negotiable. Anyone bought from Salarpuria Sattva or Brigade recently and faced big delays? Kya builder ka track record abhi bhi matters?

It's a tough call, and there's no single right answer. The market dynamics in Bengaluru are also changing. While RTM gives immediate possession, the premium is significant. Under-construction projects, if chosen wisely from a builder with a strong financial standing and good RERA compliance history, can offer better capital appreciation by the time of possession. But yes, the risk of delay is always there. You need to weigh your risk appetite against your budget and timeline. What did you finally decide, OP? It would be good to know your thoughts after all these inputs.
For me, school and safety would trump everything else. If the 1.8 Cr RTM is in a prime location with a good school nearby and established infrastructure, then it's a no-brainer. The extra 30 lakhs will be recovered in peace of mind and better appreciation in the long run. Don't compromise on your kids' future for a slightly lower price point. Look at areas like Agrahara Layout if you want good schools and relatively safer neighbourhoods.
Absolutely! Location, location, location. Especially when kids are involved, daily commute to school can be a nightmare in Bengaluru traffic. RTM near a good school saves years of stress.
To U6: Salarpuria Sattva ki baat karu toh, mere ek colleague ne Aavalahalli mein ek project book kiya tha. Promised possession was mid-2022, abhi tak complete nahi hua hai. They keep pushing the dates. Builder ka track record matters a lot, especially for on-time delivery. Sometimes the premium for RTM is worth it just to avoid this mental agony. School admissions are a fixed timeline, you can't delay that.
U8, I checked the RERA portal for that specific project. It shows 'Revised Completion Date: Q4 2024'. So yes, it's officially delayed. Always check the RERA website, it's the most reliable source for current status and revised dates. Don't just go by what the sales team says.
Uff, that's scary to hear! We were also considering Salarpuria Sattva for a project near Sarjapur Road. Unka RERA status kya bolta hai abhi? Is there any official update on the delay?
See, the 1.8 Cr for RTM vs 1.5 Cr for UC is a huge difference, almost 30 lakhs! That's a lot of money that can go into interiors or kids' education. While delays are a risk, many reputed builders like Prestige and Sobha usually deliver, maybe with a slight delay but not forever. I booked an apartment in Akshayanagar with a well-known builder a few years ago, and while there was a 6-month delay, they compensated us. Just do your due diligence on the builder's past projects and financial stability.
Salarpuria Sattva ka experience kaisa raha? Heard mixed reviews.
That's good to hear you got compensation. But not everyone is so lucky. I know a friend whose Prestige project in Sarjapur was delayed by more than a year, and the compensation was peanuts compared to the rent they paid. RTM is expensive, but it saves you from that uncertainty.
Bhai, you've hit the nail on the head! Builders ke promises sunke toh darr hi lagta hai. I'm also in the same boat, looking for a 3BHK near Whitefield for my kids' school next year. The stress of under-construction delays is real, RERA hone ke baad bhi. My wife also says school and safety are non-negotiable.
RERA helps to a certain extent, especially with escrow accounts, but delays still happen, yaar. The penalty for builders is often too low to deter them. That's why paying a premium for RTM makes sense for peace of mind, especially with kids involved. You can immediately move in and avoid all that tension.
Totally agree! I've been burned by a builder before, though not in Bengaluru. Is RERA really helping ya bas naam ka hai? My last project got delayed by 2 years, despite RERA.
