My current 2BHK in Bellandur is feeling too cramped, looking to upgrade to a 3BHK or even a small villa. Checking out projects around Sarjapur Road and Whitefield, budget around ₹1.8 Cr. Seeing some pre-launch offers from Prestige and Sobha. Builders bolte hain ki pre-launch mein better rates milte hain, but is that true? Ya later stages mein bhi negotiation ho jaati hai? Also confused about construction-linked payment plans. Are they safe? Ya phir hidden costs ya super area trap jaise issues baad mein aate hain? I already have a home loan from my current place. Kya pre-launch offers worth it hain for the risk? What about Buildiko Ventures Llp projects, any experience with their payment plans? What does the community suggest for a true all-in cost estimate? Need advice on this Bengaluru upgrade.

Pre-launch offers, haan? Builders toh hamesha yahi bolte hain ki best deal abhi milegi, but I'm super skeptical. Is it really true ya bas hype create karte hain? I've heard stories about projects getting delayed for years after pre-launch bookings. Aur yeh construction-linked payment plans bhi samajh nahi aate. Kya sach mein safe hain ya sirf builder ko cash flow maintain karne ka tareeka hai?
