Is a higher floor in Prestige projects actually worth the PLC? I'm currently in a 2BHK on Sarjapur Road, thinking of upgrading to a 3BHK or maybe a villa in Hoodi. Already have a home loan, so trying to maximize value. Builders like Prestige often push floor-rise premiums and PLCs. What's the real ROI on those? Also, are spot discounts from builders genuine, or is it just a marketing tactic before they hike prices? Wondering if I should push for a secondary market deal instead for better negotiation. Anyone had success with that for a 3BHK around ₹1.8 Cr?

Secondary market mein negotiation ka scope toh definitely better hota hai. But will you get a Prestige 3BHK for 1.8 Cr there? Kya lagta hai?
Secondary market mein hidden costs bhi hote hain. Transfer fees, society charges, and sometimes you get a property that needs a lot of renovation. Factor that into your 1.8 Cr budget. Don't just look at the upfront price; calculate everything.
Getting a Prestige 3BHK in Hoodi for 1.8 Cr in the secondary market is tough, but not impossible. You'll have to look at older projects, maybe 5-7 years old. Newer ones are pushing 2 Cr+ easily. I saw a decent 3BHK in Adigara Kallahalli, a bit older, for 1.75 Cr, but it needed some interior work. The key is patience and finding someone who needs to sell quickly.
I actually got a decent spot discount on my 2BHK in Akshayanagar last year, around Diwali. It wasn't huge, maybe 2 lakhs off the base price, but it felt genuine. The builder was trying to close out a phase. So, yes, they can be real, but you have to negotiate hard and time it right. Don't expect miracles though; they won't cut deep into their margins. For a 1.8 Cr property, even 2-3% discount is a good chunk.
Bhai, PLC is mostly a builder's trick to squeeze more money. I was looking at a Prestige project near Varthur Road, and for a higher floor, the difference was almost 5-7 lakhs! For what? Just a slightly better view? The ROI is probably zero, unless you're buying a penthouse with a private terrace. Don't fall for it.
Not always a trick. Higher floors mean less noise, better light, and fewer mosquitoes. For some, that's worth paying for, especially in a dense city like Bengaluru.
Totally agree with you. For a regular apartment, PLC is a waste. Maybe if it's a lake view or park view, it makes a tiny difference, but not 5-7 lakhs extra. Builders just put a fancy tag on it. Better to spend that money on interiors or better furnishings.
