Bengaluru all-in costs are just insane
Been looking for 8 months now and it's getting exhausting. Currently in a 2BHK near Marathahalli, thinking of upgrading to a 3BHK or maybe a small villa for better ROI. Already have a home loan, so trying to be smart. Visited a TRU Dwellings project in Agrahara Layout, a 3BHK was quoted at ₹1.6 Cr. But man, the final 'all-in' cost is a shocker. What's the real impact of stamp duty, registration, and PLC on the total? Seems like another 15-20% easily. Also, are pre-launch offers actually better, or just marketing? I'm seeing some crazy super area to carpet area differences too, especially with these new projects near the Peripheral Ring Road. How do you guys factor that in? Is it even worth it to jump to a 3BHK given these hidden add-ons for investment?
