Builder-buyer agreements in Bengaluru are often a one-sided joke, honestly. I'm currently in a 2BHK in Whitefield, looking to upgrade to a 3BHK around Sarjapur Road, maybe Sterling Ascentia. My budget is around ₹1.8 Cr. Already have a home loan. I'm worried about builder delays and clauses favoring them. How do people actually check for RERA red flags beyond just the registration number? And if Allegro Mahabaleshwara Ventures or anyone delays, are RERA complaints truly effective here, or just on paper?

Totally agree with this post! I'm also looking for a 3BHK near Marathahalli, budget similar, and the builder agreements are just scary. It feels like they have all the power. My friend had a terrible experience with a project near Aavalahalli, got delayed by almost 2 years and no proper compensation. What do we even do?
Haan yaar, Aavalahalli mein bhi kaafi projects stuck hain. Sahi mein darr lagta hai.
Aapne jo pucha 'what do we even do?', best hai ki agreement sign karne se pehle ek expert property lawyer se review karwa lo. Wo hidden clauses bata denge. It's a small investment for such a big decision.

Sarjapur Road pe prices high chal rahe hain abhi, competition bahut hai. But still, builder ka track record important hai.
RERA red flags ke liye, registration number ke alawa, project ki quarterly updates check karo RERA portal pe. Dates consistently miss ho rahi hain toh samajh jao kuch gadbad hai. Aur builder ka 'Promoter Profile' bhi dekho, usme unke previous projects ka detail milta hai.
Bilkul sahi kaha! Builder delays are the biggest headache. Mera bhi same haal hai.
