Spent Sunday checking out Keya Homes in Basaveshwaranagar. Fed up of renting, ab finally ghar lena hai. Everyone glorifies Bengaluru real estate, but nobody talks about the negotiation myth. Builder bolte hain 'no price drop', but I'm sure kuch toh discount milta hai, right? Especially with a big spot discount offer. Kitna percent realistically expect kar sakte hain on a 2BHK? And these hidden charges, like PLC or maintenance deposit, always pop up possession ke time. Is it always the same story? Change my mind.

The 1-2% discount mentioned by U7 is quite realistic. For PLC (Preferential Location Charges) and other 'premium' charges, always ask for a detailed breakup. Sometimes they are negotiable, sometimes not. And yes, U1, it's pretty much the same story everywhere. Builders have mastered the art of making you feel like you're getting a deal when you're actually paying full price with some added 'benefits'.
I tried negotiating with a builder for a flat in Akshayanagar last year. They wouldn't budge on the per sqft rate, but offered a 'free' modular kitchen worth 2 lakhs. Later found out the same kitchen cost 1.2 lakhs outside. So yeah, direct price drop is rare. Keya Homes ka possession status kya hai filhaal? Agar ready hai toh chances kam hain, under construction mein thoda scope hota hai.
Haha, 'free' modular kitchen! Builders ki marketing toh next level hai. They just repackage the same old stuff.
Akshayanagar mein bhi yahi haal hai kya? I was looking at a project there, and the builder was very firm on price. Thought it was just that one, but seems like a city-wide trend. Did you end up buying that Akshayanagar flat, U4?
Keya Homes Basaveshwaranagar waala project almost ready hai, I checked last month. Few units left, so that further reduces any negotiation power. They'll just wait for the right buyer.
I think you guys are looking at it wrong. Current market conditions in Bengaluru, especially for ready-to-move properties, are quite strong. Builders know this, so why would they drop prices? They might offer some 'launch benefits' or 'spot discounts' but those are usually built into the initial pricing strategy already. It's not a 'myth', it's just demand and supply.
Market conditions ke baare mein aur detail de sakte ho kya? Like, what makes you say they're strong? Is it only for specific segments or overall?
Demand high hai toh theek hai, but quality bhi toh honi chahiye na? Basaveshwaranagar mein prices high hain, but issues bhi bahut hain.
Haan yaar, same feeling! I visited a couple of projects near Aavalahalli last month and builder sales teams act like they're doing you a favour by even talking. 'Fixed price, sir' is their favourite line. It's so frustrating for first-time buyers like us.

Bhai, negotiation on base price is almost non-existent with big builders in prime areas like Basaveshwaranagar. Jo milta hai woh usually furnishing packages ya stamp duty waiver mein adjust karte hain. 1-2% se zyada expect mat karo direct price drop pe, woh bhi agar inventory high ho toh.
Totally agree with the hidden charges part! Meri toh band baj gayi thi Adigara Kallahalli mein ek project mein. They just add things on.
