posted on 19 MayBengaluru builders: Are any reliable on delivery anymore?
My lease ends in 4 months, need to pick a builder for a 2BHK in Bengaluru. Prestige, Sobha, Godrej? What's their on-time delivery and construction quality in Whitefield? Is customer support reliable post-booking?

Has anyone managed to get compensation for RERA delays from these builders? What's the process like and is
My experience with a 'reputed' builder (won't name but rhymes with 'Sobha') for a 3BHK in Akshayanagar was terrible. The promised possession was Q1 2023, now they're saying Q4 2024! Construction quality is decent but the finishes are not what was shown in the model apartment. And customer support? Forget it. They just keep sending generic emails. Check their RERA status religiously and visit the site multiple times before booking, that's my biggest tip.
Haan bhai, RERA is our only hope sometimes. But even that takes ages.
Same here! My Prestige project in Aishwarya Crystal Layout is also behind schedule. They keep blaming material costs and labour shortages. It's like they don't care about our EMI burden and rent at the same time!
Can't name directly due to privacy, but it's a large project on the Sarjapur road stretch, close to Akshayanagar. Just be very cautious with any builder promising unrealistic timelines.
Which project was this? So frustrating yaar.
While delays are common, I've heard good things about Prestige's quality, especially their older projects. For Whitefield, maybe check their RERA completion dates carefully. Sobha is generally good but super expensive now, Godrej is a bit hit or miss in terms of finishes.
Honestly, on-time delivery in Bangalore is a myth for most builders, not just these big names. Prepare for delays, bhai. Customer support becomes a ghost once they have your money. Don't trust anyone blindly, always check RERA status.
Exactly! My friend booked a Sobha flat near Agrahara Layout, and the possession date has been pushed twice already. It's a nightmare for first-time buyers, financially and mentally.
Totally agree! My project in Aavalahalli got delayed by 18 months, still waiting.
Hi everyone, my lease is ending in 4 months, and I'm super stressed about finding a 2BHK in Bengaluru. I'm looking at Whitefield, considering Prestige, Sobha, and Godrej. My main concerns are on-time delivery and construction quality. Also, how reliable is their customer support *after* booking? Any recent experiences with these builders in Whitefield, especially regarding possession dates? I'm a first-time buyer so any insights would be really helpful!
