Bengaluru builders hide 10% costs till the end.
Just moved into my Keya Homes flat near Attibele a couple months ago, and yaani, the 'all-in' cost was a shocker. Builder ne jo initial quote diya tha, woh toh bas property price tha. Registration, stamp duty, PLC, parking, yeh sab add karke itna zyada ho gaya, I was seriously wondering if I miscalculated. I tried negotiating hard, but Keya Homes wale bilkul nahi hile, not even 1-2% discount mila, honestly. Is it normal in Bengaluru for builders to be so rigid? Aur possession ke time bhi kuch 'maintenance setup' charges aaye, jo pehle kabhi discuss nahi hue the. Matlab, ek aur extra bill. Aap logon ka kya experience raha hai in terms of negotiating flat prices in Bengaluru, especially for projects like Keya? Aur yeh hidden charges se kaise bachte hain? Any tips for future buyers to figure out the true cost upfront?

The best way to figure out the true cost upfront is to ask for a *detailed* cost sheet, not just the base price. And get it in writing, signed and stamped. Ask about every single charge – what is PLC, what are club house charges, maintenance deposit, utility charges, corpus fund, legal fees, GST, etc. Don't be shy. If they hesitate, it's a huge red flag.
So, even if they give a detailed sheet, can they still add new charges later, like U6 mentioned with the 'Infrastructure Development Charges'?
Honestly, 10% is actually on the lower side for these 'hidden' costs in Bengaluru, especially for projects without clear RERA disclosures. Stamp duty, registration, legal fees, amenities, maintenance advance, utility setup – it all adds up. Builders know people are desperate to buy, so they use this tactic. I booked 3 years ago and learned this the hard way, thinking I had a good deal.
My experience with a different builder in Adigara Kallahalli was even worse. They added something called 'Infrastructure Development Charges' right before possession, which was like 3% of the property value! It wasn't in the initial agreement, only mentioned in a very obscure clause. We fought for weeks but ultimately had to pay to get possession. It's a common tactic to squeeze more out of buyers at the last minute.
Absolutely, U4. Current market conditions are also playing a role. Demand is high, so builders feel they can get away with it.
Totally relatable! Keya Homes ka toh pata nahi, but yeh hidden cost ka drama har jagah hai. I'm looking at places in Akshayanagar and even there builders quote one thing and then add a whole list of 'mandatory' charges. It's so frustrating for first-time buyers like us. Makes you doubt your entire budget.
Yeah, but is it really 10% extra on top of everything? Sounds like a massive amount to just spring on someone at the end. My budget is already stretched thin as it is.
Sahi kaha U1! Mera bhi wahi haal hai. I was looking at a project near Aavalahalli, and the sales guy was so vague about the final cost.
