My experience says, always ask for a detailed breakdown of maintenance charges even before booking. Don't just look at the lump sum. Is it based on per square foot, or fixed? What does it include? Electricity backup, water, security, common area cleaning, clubhouse usage, sinking fund – sab kuch clarify kar lo. Many builders hide charges for amenities like pool/gym usage which should ideally be covered. This is the only way to avoid shocks like ₹20,000 later.
