My landlord just hiked rent again for my Banashankari flat, so I'm finally taking the plunge. But this super area vs carpet area scam by builders like Skylark Mansions is just ridiculous. Everyone talks about getting a 'deal', but nobody mentions how they inflate sqft. Is a spot discount even real if the base price is already inflated? Change my mind.

Exactly my thoughts! I was checking out a project near Aavalahalli, and the sales guy was pushing 'super luxury amenities' to justify the per sqft rate. When I asked for the carpet area, he just mumbled something about industry standards. How do we even compare projects fairly when everyone plays this super area game? Is there a RERA guideline for this or something?
The RERA rule says carpet area, but the definition of 'common area' they use for super area calculation is so broad. Sometimes it feels like they include half the city in it! It's difficult to verify their calculations unless you have an architect on your side.
RERA mandates it, but you have to specifically ask for the carpet area breakdown in the agreement. Don't just trust what they say.
Haan, RERA ka rule toh hai ki carpet area mention karna padega. But builders ka trick yeh hai ki they mention it in small print, ya phir price quote karte time sirf super area rate batate hain. I saw this with a builder in Adigara Kallahalli, they had a 3BHK listed as 1500 sqft but carpet was barely 1000 sqft. It's misleading, pure and simple.
Totally agree, bhai! I'm looking in Akshayanagar and the difference between what they quote and what you actually get is shocking. Builders show you a beautiful sample flat but the actual usable area feels so much smaller. It's like they're selling air at premium prices.
