All-in cost for a flat in Bengaluru is a black hole, no? My kids have moved out, so I'm looking for a smaller 2BHK in places like Uttarahalli. Saw a project by Markon Homes there, quoted around ₹90L for a 2BHK. But I'm worried about all those 'extra' charges. Kya construction cost ke alawa, stamp duty, registration, PLC, parking, yeh sab milake kitna upar jaata hai? Builders often hide these till the last minute. Is there any room for negotiation on these extras, ya sirf base price pe hi bargaining hoti hai? Aur possession ke time pe koi aur hidden charges toh nahi aate? Want something manageable, don't want any surprises after selling our big house.

It's a common trap, especially for first-time buyers. My advice would be to add at least 15-20% extra to the builder's quoted 'base price' as buffer for all these hidden costs, including stamp duty and registration. Don't just look at the per sqft rate. Focus on the total 'all-inclusive' price they are giving you on paper. And even then, keep a small emergency fund ready for last-minute surprises at possession. Builders might not hide them but simply present them as 'statutory charges' that weren't part of the initial discussion. It's a tough market, but with careful planning and research, you can avoid major shocks.
This is scary. I'm just starting my search for a 1BHK/2BHK near Adigara Kallahalli, and I'm already feeling overwhelmed. Is there any way to know the true 'all-in' cost beforehand, or are these surprises unavoidable?
Unavoidable toh nahi hai, but you have to be very proactive. Like U10 said, demand a full, itemized list. And then research each item. For example, some builders try to charge extra for amenities that are already part of the RERA approval and should be included. Negotiation on PLC, parking, and club fees is sometimes possible, especially if you're buying during a sales push. But for government charges, zero negotiation. Also, check review forums for that specific builder and project. People often share their experiences with hidden costs.
Yes, there is a way, to an extent. Ask the builder for a 'final cost sheet' that includes every single charge. Stamp duty (around 3-5% for women, 5-6% for men in Karnataka, plus surcharge), registration (1% of property value), legal fees, GST (5% on under-construction), PLC (Preferential Location Charges - for specific floors/views), parking, club membership, maintenance corpus, property tax for the first year, BESCOM/BWSSB connection charges, etc. A good builder will provide this upfront. If they hesitate, it's a red flag. Check the RERA website for the project; sometimes the cost components are listed there, or at least the carpet area. Don't sign anything until you have this detailed breakdown.
My parents faced this exact issue when they bought a 3BHK in Aavalahalli a few years back. The builder gave them a 'final' quote, but then just before possession, they slapped on charges for 'infrastructure development' and 'maintenance advance' for 2 years! It was a huge chunk of money they hadn't budgeted for. We had to take a small personal loan to cover it. Always ask for a *complete* breakup, including all statutory charges, maintenance deposits, and any other 'miscellaneous' fees. And insist on seeing the RERA documents; sometimes they list out all charges there.
This is the harsh reality of the Bengaluru real estate market. Markon Homes ka track record bhi mixed suna hai. Always do thorough due diligence. My friend booked a flat in Akshayanagar with another builder last year, and they were charged extra for 'premium view' and 'floor rise' even though it wasn't mentioned in the initial agreement. These hidden charges can easily add 15-20% to your quoted price. Negotiation is possible on some of these, especially if the project isn't selling well, but stamp duty and registration are fixed government charges. Don't fall for builder promises that they will 'adjust' these. Always get everything in writing.
Akshayanagar mein bhi same scene? Uff! My trust in builders is at an all-time low.
Sahi keh rahe ho. Current market conditions in Bengaluru are a bit slow for new projects, so some builders might be more open to negotiation on smaller charges like parking or amenity fees. But the big ones like stamp duty are non-negotiable. It's a tricky situation for us first-timers.
Totally feel you! Builders ka toh yeh standard practice ho gaya hai ki base price dikha do aur baaki sab 'surprise' charges. My wife and I are looking for our first home, and every site visit leaves us more confused than before. Uttarahalli is a good option, connectivity is decent. But the 'all-inclusive' cost never matches the initial quote. It's so frustrating for first-time buyers like us who are already stretching our budgets.
Exactly! They reel you in with a low per sqft rate, but then parking, club house, electrification, legal fees... sab milake itna badh jaata hai. I wish there was more transparency from the start. We are also first-timers, so every penny counts.
Haan bhai, same experience. Base price suna toh laga budget mein hai, but fir jab detailed breakup aaya toh hosh ud gaye. Kaise manage karein?
