For investment, the high number of units (1280) means you need to factor in competition for both resale and rental. If you're looking for strong capital appreciation purely from greenery, maybe look at plots or independent houses elsewhere. But for a stable, ready-to-move apartment, it's a decent option if the price is right for your budget.

Exactly! With 1280 units, the supply is massive. Rental yields in this specific micro-market might not be as high as you'd expect. Many similar projects around Aavalahalli also face this issue. Do your due diligence on actual rents.

I live nearby, in Adigara Kallahalli. The project is fully completed and people have moved in. Price-wise, ₹52 L to ₹88 L is decent for that area considering the current market conditions in Bengaluru, especially for a completed project. But for investment, consider that 1280 units is a huge number. Resale competition will be tough, and attracting tenants might require competitive rents. The green spaces are okay, not like a forest, but decent for daily walks.
Haan, possession toh mil gaya hai. Most units are occupied. But maintenance charges kaafi high hain, aur facilities utni use nahi ho paati jitni dikhti hain. Greenery bhi theek-thaak hai, nothing extraordinary.

Totally agree with what's being said. I visited a different Shriram project near Akshayanagar last year, and the 'green spaces' were just a few potted plants and a small lawn. Clubhouse looked great in renders, but the actual one was functional, not luxurious. For investment, focus on location and rental yields more than brochure aesthetics. Resale value for these kind of projects can be tricky if the upkeep isn't great.
Bhai, marketing hype toh har jagah hai. Shriram projects mein green spaces kaafi average hi hote hain, bas brochures mein achhe lagte hain. Expect less.
