Totally agree with your point about builders, U3. I've been looking near Bannerghatta Road fringes, and it's the same story. Builders are pushing these 'luxury' apartments, but who's buying them? Most of my friends are struggling to even gather a down payment for a decent 2BHK.
Ye supply-demand mismatch toh pura game kharab kar raha hai hum jaise first-time buyers ke liye. Builders ko lagta hai sabko 1-2 crore ka 3BHK chahiye. But asli demand toh affordable segment mein hai. Unsold inventory unka hai, par humari savings pe impact aa raha hai. Kya ye market correction ka sign hai ya prices aur upar jayenge?
U6 ki baat mein dum hai. Maine ek developer se baat ki thi Baiyappanahalli ke paas. Unhone seedha bola ki 1BHK banane mein unko profit nahi milta, aur 2BHK ke liye bhi land cost itni high hai ki 50 lakh mein possible hi nahi. Agar aapko 50 lakh ke andar kuch chahiye toh Attibele ya Hosur Road ke outskirts hi dekhna padega, aur wahan bhi infrastructure ka issue hai. So, prices will likely go up in established areas for sure.
Market correction toh mushkil lag raha hai bhai. Builders ka focus high-end pe hai kyunki margins wahan zyada hain. Jab tak government affordable housing ke liye strong incentives nahi degi, tab tak yehi haal rahega. Prices toh aur badhenge, lagta hai.
Exactly! Main Attibele side dekh raha tha pichle 6 mahine se, socha thoda affordable hoga. But wahan bhi prices aise badh rahe hain jaise gold ho. Aur jo 1BHK mil rahe hain woh bhi itne chote hain. Kya karein samajh nahi aa raha.
Haan yaar, Attibele mein bhi rates badh gaye hain. Aapne builder ka track record check kiya tha kya wahan? Kahin possession mein delay na ho jaye, maine suna hai kuch projects mein bahut issue hai.

5.3% annual rise? Bhai, meri salary toh itna nahi badhti. Aur 50 lakh se neeche kuch mil hi nahi raha Bangalore mein. Builders toh bas ameer logon ke liye bana rahe hain ab.
