Visited a project near Mullur last weekend. Builder ka brochure shows Namma Metro Phase 3 *right there*. But ground reality dekh ke lagta hai, yeh toh 5 saal aur lagega. Fed up of renting, but infra project delays are making me rethink buying near Sarjapur Road. Should I wait?

Sarjapur Road is a mess, traffic and infra delays are legendary. Waiting for metro is like waiting for God
Honestly, Bengaluru market is crazy right now. Developers are overcommitting on infra to attract buyers to remote areas. If you're budget-conscious, waiting might save you from a major headache of paying EMI for a place with no connectivity. Interest rates are also high, so EMI will pinch. Don't rush into it just because you're tired of renting.
Haan yaar, my parents keep telling me to wait but my friends are all buying. FOMO is real! Is there any specific area you think is still relatively safe from these infra issues?
You're right about the high interest rates. It's a huge burden for first-time buyers, especially when prices are already so inflated. I'm also thinking of waiting, but then again, what if I miss out on a good deal?
Bhai, this is the story of every project near Sarjapur Road. I bought a flat in Aavalahalli two years ago, promised metro connectivity in 3 years. Abhi tak ek pillar bhi nahi dikha, sirf traffic badh gaya hai. RERA complaint file karni chahiye kya for these false promises?
RERA is good, but also check the project's RERA registration details online first. Sometimes the builder might have already declared delays and revised possession dates there, legally covering themselves.
Yeah, RERA is the way to go, but be prepared for a long process. The builder might try to offer a small compensation to avoid a full RERA proceeding, but don't settle for less than what you deserve for such delays and misrepresentation. Gather all your communication proof.
RERA complaint definitely file karo! It puts pressure on them. My friend did it for a project in Akshayanagar and they finally got some movement after a few months. Have all your documents ready.
Totally understand your frustration! Mullur side toh yahi haal hai. Builders just print anything on brochures. Waiting might be a good idea, but then prices also keep going up, which is another headache.
Sahi baat hai. But what if prices shoot up even more? That's my biggest fear as a first-time buyer. Renting is just dead money, feels like.
Exactly! My cousin booked near Adigara Kallahalli and they were promised an arterial road widening. It's been 4 years, still nothing.
