Did some deep research on Sterling Ascentia this week, trying to understand investor value. I'm based in Dubai, so site visit nahi kar pa raha khud. My main confusion is about amenities – jaise clubhouse, gym, swimming pool. Are these actually used much ya bas show-off hain? For investment, does this really drive resale ya tenant premium in Bengaluru? Aur construction quality ka kya scene hai? Minor issues like seepage, cracks after a year... do builders usually fix these without hassle? Remote se kaise check karein? Any tips for an NRI investor?

Totally agree with U1! My biggest worry is construction quality. Builder promises the world, but after possession, minor issues like seepage and cracks become a headache. Do builders actually fix these without a fight, especially for an NRI? Also
Amenities? Bhai, Bengaluru mein log ghar khareedte hain rehne ke liye, not just for a fancy clubhouse. Investment-wise, I doubt it moves the needle much. Price ₹2.1 Cr – ₹2.6 Cr for Sterling Ascentia seems high for just amenities.
