Bengaluru investors: How do you assess quality?

Visited Total Environment The Magic Faraway Tree last weekend. As someone in real estate, I'm trying to see past the marketing. Construction quality for resale value, kitna impact karta hai? Kya amenities like clubhouse se really tenant attraction badhta hai ya sirf initial hype hai? Maintenance costs pe kya fark padta hai?

Yaar, I saw the project too, it looks amazing no doubt. But the price range, ₹3.7 Cr – ₹7.3 Cr? As a first-time buyer, it just feels so out of reach and frankly, scary. How does anyone even justify such an investment for a first home? I'm constantly worried about overpaying and then not being able to sell it later if needed. Resale value is my biggest concern, especially with such a high entry point.
