Comparing 3BHK super areas across projects, the numbers are seriously confusing. I'm looking at Vaishnavi Group near Panathur, and the difference between super and carpet area feels huge. Sometimes it's a 30-35% jump. Are builders inflating super area numbers in Bengaluru? How do you guys figure out the true usable space for investment? Does this affect resale value or rental yields? Any tips on negotiating based on carpet area instead of super area?
