Bengaluru investors: legal due diligence before committing?

Since January I've been shortlisting flats in Bengaluru, and Keya Life By The Lake, Sarjapur Road, looks interesting. I work in real estate, but buying for myself is a whole other ballgame. Builders ka legal track record kaise properly check karte hain? RERA pe sirf registration dekhna enough hai kya? Kya kisi ko pata hai title verification mein kya hidden issues ho sakte hain, jo log usually miss karte hain? Aur agar kuch gadbad hui, toh RERA complaint sach mein effective hai ya bas paper pe hai? Any real success stories with RERA here?
