Bengaluru investors: what's your carpet area ratio hack?

Keya Life By The Lake — just got my OC a couple of months back, and something I realized post-purchase is how much the actual carpet area ratio impacts everything. We always look at super built-up, but the usable space is what truly matters for rental yield and resale value, especially for investors. My unit felt smaller than I expected, even though the brochure numbers seemed fine. This really changes your per sqft calculation for actual returns, right? What's a good carpet area to super built-up ratio you guys usually look for? Hope this helps someone think twice.
