SJ Constructions' pricing in Hoodi feels non-negotiable. I'm upgrading to a 3BHK. Do people actually get discounts on new Bengaluru projects, or are hidden charges just unavoidable there?

Honestly, current market
While builders often seem rigid, sometimes a good property agent can help. Have you tried pushing for appliance upgrades or modular kitchen packages instead of a direct price cut? Sometimes they're more flexible on in-kind benefits.
Haan, but even those upgrades are limited. Builder ne bola 'free AC', but it was the cheapest model! Khel jaate hain yeh log.
That's a smart idea! I tried that with a project near Marathahalli. They wouldn't budge on the per sqft rate, but I managed to get a free AC in the master bedroom and an upgrade to better bathroom fittings. It's not a direct cash discount, but it definitely saved me a good 50-60k post-possession. Sometimes you have to think outside the box with these big builders.
I totally get your frustration. I booked a 2BHK with another builder in Aavalahalli two years ago, and even then, negotiation was tough. They gave a 'discount' but then added so many hidden charges during possession – club membership, maintenance advance, power backup, legal fees, you name it! It felt like they just shifted the money around. Always ask for a full, itemized breakup, including registration and stamp duty. To answer your question about upfront charges, no, they conveniently 'forgot' to mention half of them till much later.
Sahi baat hai. Always get everything in writing, especially the final cost breakdown. No verbal promises!
Exactly! Jaise aapne bataya, my cousin faced similar issues in Adigara Kallahalli. They promise one price and then hit you with a long list of 'mandatory' extras. It's a common tactic here, I think.
Yaar, SJ Constructions in Hoodi is a nightmare. I'm trying to upgrade to a 3BHK and their pricing feels absolutely fixed. No room for negotiation at all. Is this normal for new projects in Bengaluru, especially for a 3BHK?
Haan bhai, same experience. Hidden charges toh pakka honge. Did they even mention anything about amenities charges or maintenance upfront?
Absolutely! Sahi keh rahe ho. I'm also looking for a 3BHK near Akshayanagar and it's the same story with builders there. They just quote a price and say 'take it or leave it'. Makes you wonder if anyone actually gets a discount.
