My current 2BHK in Bellandur feels too small, planning an upgrade to a 3BHK. Was checking out TRU Dwellings in Kammavari Pete, but yaar, these hidden costs! Last time, after registration, suddenly there was extra PLC for some 'view' that wasn't even there. It really messes with the total cost of acquisition. Is it just me, or do builders always spring these surprises near possession? How do you guys account for these unexpected charges when calculating ROI for an investment?

My experience was even worse. I booked a flat in Akshayanagar two years ago, and they kept adding charges – 'clubhouse membership', 'electricity meter installation', 'maintenance advance' for 2 years! None of this was clearly mentioned in the initial agreement. It added almost 10% to my total cost. We have to be super careful with the agreement wording and ask for a detailed breakup of *all* possible charges upfront, not just base price per sqft. Builders often hide behind vague clauses.
Bhai, TRU Dwellings ka naam sunke hi lagta hai kuch gadbad hai. Unka track record thoda shaky hai market mein. Did you check their RERA registration and past project reviews properly? Bohot builders aise last minute pe surprise dete hain.
Exactly! And even if they are RERA registered, the fine print matters. Builders often use vague terms like 'development charges' or 'amenity charges' which are not fixed. It's a huge problem. Happened to my cousin in Aishwarya Crystal Layout too.
U2, you're right to ask about RERA. Many builders in Bengaluru, especially the smaller ones, play fast and loose. For TRU Dwellings, I've heard mixed reviews. One of my colleagues bought a flat from them in Aavalahalli, and they faced significant delays and then got hit with 'premium view' charges for a view that was mostly another building! RERA complaint process is slow, so it's better to avoid such projects from the start.
Totally agree with the OP! Yeh 'hidden costs' wala scene toh har jagah hai. Last year Adigara Kallahalli mein bhi same hua tha, 2-3 lakh extra for 'infrastructure development'. So frustrating!
