Is real negotiation even possible on new properties in Bengaluru, especially with builders like SNN Properties LLP? I work in real estate but buying my own 2BHK near Annaiah Reddy Layout has me thinking. I know the super area vs carpet area games builders play, which inflates per sqft cost. How much percentage can one realistically push for off the quoted price, say for a 1.2 Cr flat in Sarjapur Road? And what about all the extras like floor-rise premium or PLC? Are they fixed or is there some wiggle room there too? Builders often make it sound like these are non-negotiable, but for an investor, every bit counts. What's your actual experience with reducing the total acquisition cost? Koi off the record tips hain toh batao.

Bhai, you've hit the nail on the head! SNN ho ya koi aur top builder, they act like they're doing us a favour by selling. Negotiation on the base price is almost zero, especially for good projects in areas like Sarjapur. My friend tried for a flat in Adigara Kallahalli last year, no luck at all. It's super frustrating for first-time buyers like us.
