Since my landlord hiked rent again last month, I'm seriously fed up of renting in Bengaluru. Finally decided to look for my own place, maybe a 2BHK. I'm checking out Keya Homes projects near Sopena Agrahara. The base price sounds okay, but yaar, all these extra costs... stamp duty, registration, PLC, parking, interiors... kitna add ho jaata hai? Is there a rule of thumb for the 'all-in' cost percentage over the base price? Aur kya hidden charges hote hain jo builder last minute pe daalte hain? Don't want any surprises after booking. Any tips for managing these, especially with a budget around ₹1.2 Cr?

My friend just bought a place near Akshayanagar and faced similar issues. The 'rule of thumb' for all-in cost is definitely 15-20% as U4 mentioned, sometimes even more if you opt for builder-provided interiors. The biggest hidden charge often comes from preferential location charges (PLC) if your unit has a 'view' or is 'corner-facing'. Also, watch out for sudden increases in infrastructure development charges by the builder post-booking. Always get everything in writing, down to the last penny, before signing anything. Don't let them rush you. For a budget of 1.2 Cr, you have to be extra vigilant.

Also, what's the current market sentiment in Sopena Agrahara? Are property prices still appreciating there or is it plateauing?
Okay, so based on my recent experience buying a place in Aavalahalli last year, you should mentally add at least 15-20% on top of the base price for all these charges. Stamp duty, registration, legal fees, GST, amenities, corpus fund, maintenance advance, electrical and water connection charges, parking – it all adds up. My builder even charged for a 'fire safety setup' which was never mentioned initially. My total cost came to almost 18% over the agreement value. For your ₹1.2 Cr budget, be prepared for ₹1.4 Cr total outflow, easily.
Be very careful with Keya Homes, I've heard mixed reviews on their delivery timelines and quality. Always check their RERA compliance and past project completion records. Builders often have a 'miscellaneous charges' clause that can balloon significantly. Did you check any projects closer to Agrahara Layout too?
