Okay, I'll say what no one says – Bengaluru builders just play games with pricing. Everyone talks 'base price' but the all-in-cost is mental, yaar. For a 2BHK near Basavanagudi, they quote ₹1.2 Cr, then add PLC, parking, stamp duty. Total Environment projects mein bhi, kya spot discount milta hai? Ya brokers bas hawabaazi karte hain? Ab samajh nahi aa raha.

It's a tough market for first-time buyers in Bengaluru, no doubt. The demand is high, especially in established areas, so builders have leverage. While some charges are unavoidable like stamp duty and registration, others like PLC and floor rise are negotiable to an extent, especially if the project is struggling with sales. Always check RERA for the actual carpet area and compare with similar projects in the vicinity before believing any 'base price'.
Good point about RERA. My advice is to ask for a 'final cost sheet

Brokers toh aur bade hawabaaz hote hain. They'll tell you anything to get you to visit the site. 'Sir, limited time offer hai, only for you', 'Builder is giving a special discount this week only'. I fell for it once, wasted a whole day driving to a site in Adigara Kallahalli, only to find out the 'offer' was for a completely different, smaller unit. Never again!
I recently checked prices for a 2BHK in Agrahara Layout, and the per sqft rate was showing ₹7500. But when I asked for the final quote, it jumped to ₹9800 per sqft including all charges. That's almost a 30% increase just from 'add-ons'! How can we trust these initial quotes?

I heard from a broker ki spot discount milta hai agar cash mein payment karo, but I think that's just a tactic to push sales. My cousin tried negotiating for a 3BHK in their project near Sarjapur Road, aur hardly 1-2 lakh ka hi adjustment mila, that too for something minor. No major price cut on base price.
Yeah, true. These premium builders don't budge much. My experience with a builder in Aavalahalli was similar, they just offered free modular kitchen as a 'discount', which was probably already factored into their inflated price.
So Total Environment projects mein, aapke cousin ko real discount nahi mila, right? Sirf minor adjustments?
Totally agree with the original post! Builders just lure you in with a 'base price' jo kabhi exist hi nahi karta. My friend was looking in Marathahalli, and same story – 80L bolke, all-in 1.1 Cr pahunch gaya. It's so frustrating for first-time buyers like us.

Exactly! And the hidden costs are a nightmare. I saw a project in Akshayanagar, they quoted one price, but then added floor rise, view charges, club membership, even a 'future development' charge! Like, what even is that?
