Rent de de ke pak gaya hoon, finally Shivajinagar mein Keya Homes ka 2BHK dekh raha hoon. Builder quoted price par kitna negotiation possible hai? Log bolte hain Bengaluru mein spot discount milta hi nahi. Also, property ka sticker price ke upar stamp duty, registration, aur legal fees mila ke actual cost kitna badh jaata hai? Bohut confusion hai, EMI vs rent ka math tabhi banega.

Is it just me or builders in Bengaluru are just not budging on price these days? I'm looking in Akshayanagar and the developers there are quoting insane prices. They say demand is high. Is this true or just a tactic?
Market is definitely hot right now, U3. Post-pandemic, people want bigger homes. But it's also true that builders are holding firm. I saw a project in Agrahara Layout, same story. No wiggle room at all.
Haan U3, Akshayanagar mein to rates bahut badh gaye hain. Demand toh hai, but maybe artificial bhi ho sakti hai, as per some reports.
Keya Homes? Shivajinagar mein? Bhai, I was looking at their project near Aavalahalli last year. The base price looked decent, but when they added all the 'other charges' – preferential location charges, club membership, maintenance advance, utility deposits – it shot up by almost 15-20% *before* stamp duty and registration. And negotiation? Forget it. They told me 'market rate chal raha hai, sir'. It's a real struggle for first-time buyers like us. Don't just look at the per sqft rate, ask for the *all-inclusive* price sheet.
Totally relate yaar! Rent dete dete main bhi pak gaya hoon. Shivajinagar is a good choice for connectivity. But Keya Homes ka track record maine kuch mixed reviews mein dekha hai. Negotiation toh Bengaluru mein mushkil hi hai, but you should always try for some freebies like modular kitchen or ACs. Hidden costs are the real killer though, that's where my budget went haywire.
Yeah, Keya Homes ke projects mein completion delays ka issue suna hai. Shivajinagar mein options aur bhi hain, check out smaller builders too, sometimes they are more flexible. But always do RERA check before committing.
Sahi kaha bhai, freebies hi milte hain, cash discount bhool jao. Bangalore mein toh builder ka attitude hi alag hai.
