Okay I'll be honest — just moved into my Prestige Yelahanka 2BHK last month and the final bill was way more than I expected. My flat was around ₹1.2 Cr, but then stamp duty, registration, and those random "utility connection" charges added another ~10-12% easily. It felt like things just kept popping up. Should've asked more about *all* the closing costs upfront. Honestly, not sure if I could've negotiated on those non-negotiables. For future investments, are there any "price correction zones" left in Bengaluru? Where can one actually find value without these huge surprises?

Sahi keh rahe ho. For my flat in Sarjapur, stamp duty and registration alone were about 5-6% of the agreement value. Then add GST, maintenance for a year, IFMS, etc. It adds up to a huge amount. Builders usually quote only the basic per sqft rate.
