Since my last property sale in Whitefield, I've been eyeing Sarjapur for the next investment. Obel Builders ka ek project dekha hai. Honestly, not sure if pre-launch offers are genuinely better or just builder ka marketing trick. From my experience, negotiation ka scope Bangalore mein limited rehta hai. But kitna realistically knock off kar sakte hain from the quoted price? Also, construction-linked payment plans versus higher down payment – what's smarter for maximising investor ROI? Kya strategy honi chahiye?

Bhai, you're absolutely right about negotiation being a facade in Bangalore. Especially for pre-launch projects like Obel Builders ka, they hardly budge. I tried negotiating for a flat in Akshayanagar last year, and they just pointed to the 'fixed price' board. It's frustrating when you feel like you're paying top dollar with no room to move.
