Bengaluru property negotiation: What's actually possible?
Did a site visit to an SVN Builders project in Horamavu last weekend. The base price for a 3BHK was around ₹1.2 Cr, which seems okay for the area, but I know that's never the final number. I work in real estate myself, so I'm trying to see through the marketing spin, but buying for myself is totally different. My main question for the community is about negotiation. How much can you *realistically* push for a discount in Bengaluru these days, especially with known builders? Is 5-7% off the carpet area price even possible, or am I dreaming? Also, what are the biggest "hidden" costs people usually forget? Beyond stamp duty and registration, I'm thinking PLC, floor rise premium... what else? Wanna make sure I'm budgeting for the true all-in cost, not just the advertised one. Any recent experiences or negotiation hacks would be super helpful.

5-7% discount on base price? Bhai, these days it's tough. Builders are barely moving. Hidden costs toh bahut hain, especially for amenities and club membership. Prepare for those to pop up.
Sahi kaha, bro. I tried negotiating for a flat in Adigara Kallahalli last month, and the builder just wouldn't budge beyond 1.5%. They said material costs have gone up and demand is high. It's definitely a seller's market, lagta hai.
