Bengaluru property: Spot discount reality for end-users?
Getting a decent spot discount from builders in Bengaluru feels impossible right now. I'm currently in a 2BHK in Shivajinagar, planning to upgrade to a 3BHK or maybe even a small villa. Seeing 3BHKs in the ₹1.2Cr to ₹2Cr range in places like Whitefield or Sarjapur Road. Builders like Keya Homes or Prestige, do they even budge on price? Or is it just a take-it-or-leave-it situation, especially with the demand? I'm wondering if buying from the secondary market might offer more negotiation room. Anyone had luck getting good spot discounts or negotiating significantly on new projects? Or should I just look for resale flats where people might be more flexible? Not sure if the premium for new construction is even justified with current rates and my existing home loan.

My friend recently bought a 3BHK in Akshayanagar. He managed to get a decent deal, but it wasn't a 'spot discount' per se. It was more like they waived off floor rise charges and gave a modular kitchen package. Total saving was around 3-4 lakhs on a 1.3 Cr property. So, it's not impossible, but you have to be very persistent and ready to walk away. Also, check out smaller, local builders; they sometimes have more room to negotiate than the biggies like Prestige.

I tried negotiating with Keya Homes for a 3BHK in Sarjapur last month. They were ready to give maybe 1% at max, that too after a lot of pushing. Ultimately, I walked away. It's frustrating when you're a genuine end-user looking for a good deal. Maybe the market is just too hot right now.
Haan, builders ki hawa mein hai abhi. Especially in established areas like Whitefield, discounts are almost zero. The current market conditions in Bengaluru are heavily skewed towards sellers, with property values appreciating steadily. Have you considered areas a bit further out, like near Aavalahalli? Sometimes you find better deals there, or at least more negotiable builders who are trying to establish a presence.

Spot discounts in new projects are a myth, especially with these big names. They might offer some 'launch benefits' but that's it. Resale mein definitely zyada flexibility milegi, but check the condition and society maintenance carefully.
